COMPLIANCE HOT TOPIC Elimination of FHA Inspector Roster QUESTION: Is it true the Federal Housing Administration (“FHA”) no longer requires inspectors to be chosen from their Roster? ANSWER: Yes, FHA issued a Final Rule eliminating the FHA Inspector Roster. The Roster was a list of inspectors approved by FHA as eligible to determine whether a 1-4 family unit had the requisite construction quality to serve as security for an FHA-insured loan. FHA acknowledged the sufficiency and quality of inspections performed by International Code Council certified Combination Inspectors, Residential Combination Inspectors, and other qualified individuals and explained that eliminating the Roster should streamline inspection requirements for FHA loans. The Final Rule is effective as of August 2, 2018 and may be found at: https://www.federalregister.gov/documents/2018/07/03/2018-14212/streamlining-inspection-requirements-for-federal-housing-administration-fha-single-family-mortgage. |
